Common Roadblocks to a Home Sale
I’m looking to sell my house fast for cash, you’re thinking, but you aren’t sure how to do it. You’ve been through the home sale process before, so you know all the potential roadblocks that go into selling your home and all the factors that can get in the way. At Archway Properties, we’re here to help you sell your house fast. We’ll buy your property for a full, fair price, paying all cash so you can close quickly. Let’s look at some of the main home selling issues that we help you avoid through our services. Paperwork There will be a lot of paperwork involved in selling a home, and lots of legal jargon that’s contained within those pages. One of the most common mistakes or holdups to the finalizing of a sale is a mistake made regarding important information in this paperwork – this is especially true for homes that require any kind of construction or remodeling as part of the sale process. In many cases, sellers or buyers have to pay additional fees to hire professionals to make sure there are no issues with the fine print here. Legal Issues Property transactions can come with legal issues, and these can be a source of major stress. Things like boundary disputes, title discrepancies, and other bits of legal specificity can often put a major wrench in the sale process, and can delay or even cancel a sale in some cases. Special Requirements In many cases, buyers or sellers will have unique requirements that they demand as part of the transaction. These might include contract clauses, dates, conditions or other areas. What many don’t realize, however, is that these kinds of special requirements are complicated to insert into a purchase contract – it’s not as simple as just inserting a new line of text. You have to go all the way back and confirm that the new requirements entering the contract don’t contradict any previous part of the contract, which might be hundreds of pages long. Again, this can be a major inconvenience that can slow down or even halt a sale process. Selling a home is no small undertaking, as this is likely one of your most valuable financial assets. At Archway Properties, we’re here to provide a reliable outlet and make selling a home easier and simpler than many other representatives can. A big part of a convenient process here involves understanding the steps that go into selling a home. Let’s go over the order of operations you should be considering. Personal Timeline At least two months before you plan to list, evaluate your finances and your budget. Add up your transaction costs, and calculate your current equity. Also collect documents like title, survey, mortgage and any insurance documentation Once this is all laid out, determine how urgently you need to sell the house, and your reasons for it. Is the move tied to a career change or another necessary relocation, or is it more about financial pressures? Urgency will often determine your price. Condition and Ability to Sell The next step is assessing all the relevant condition factors of your home. This includes cosmetic issues, functional repairs, and any problems you as a homeowner will be unable to fix on your own. No one wants to buy a postponed project, and houses generally have to be in top condition to sell for the price you deserve. Price Considerations From here, it’s time to determine your price. Establishing a baseline price is as simple as adding the cost of home improvements and the most recent purchase price, then calculating the average rate of appreciation. Do know, however, that this will only be a rough estimate. You should also check similar properties that were sold recently, and if possible get an on-site appraisal from a third party. Cleaning and Staging A few weeks before listing, it’s time to clean and declutter the home. Clean all debris, and consider a storage unit if you have lots of clothing, decorations, furniture and other items still inside. After this it’s generally time to stage, though in the case of our buyers at Archway, a traditional staging often isn’t necessary. List and Market Down similar lines, listing and marketing the property may go a bit different with us than they would in many other situations. Most of the time, you’ll have to advertise the property where possible and assemble the right products for listing. In many cases with us, this level of detail isn’t necessary. Looking Into Selling A Home With We Buy Houses Kansas City Area I have been wanting to sell my home and I have heard some bad stories about going through a realtor in order to sell your home. I have heard that they take a large chunk out of the selling price. I wanted to see what other ways I could sell my home without having to pay large amounts of money to someone to sell it for me. I asked a friend of mine what they thought about all of it. They told me I could list my house for sale online and just sell it myself. They also said they recently heard about a place called We Buy Houses Kansas City area has. He said he didn’t really know much about it, but had heard they buy homes and don’t charge a large fee. I decided I wanted to look into selling it myself and going with a place that pays cash for homes. I have been looking at the benefits of both and also looking at the downside of both of them. I have been learning a lot about both processes and how they work and have been researching both ways to sell a home. I am not sure what I am going to do yet, but I think I am going to list it for sale myself and see how that works out for me. If that doesn’t work I may look into a quick option such as a place that buys houses quickly. I am not in a huge hurry to sell my home, however I would like to sell it within the next 6 months. I am thinking that if I don’t have any luck doing it myself, that after 3 months, I will look more into my other options. I do know one thing I don’t want to do is sell it through a realtor because it will really decrease the amount of money I get out of it. We Buy Houses Kansas CityI am glad my friend mentioned We Buy Houses Kansas City area because I hadn’t heard too much about them. It gave me another option in case I can’t sell my home as quickly as I would like to. I think it will be a better option than a realtor and it will be the option I choose if I don’t sell my home in 3 months. Archway...
